Now that 2016 is in the books let’s look and see how Springhurst Louisville real estate performed. Looking at all of Louisville it was a record-setting year for home sales so it will be interesting to compare and contrast.

Springhurst Home Sales
For the 4th quarter there were just 8 homes sold in Springhurst neighborhood. This is actually two fewer properties than during the 4th quarter of 2015.
When we look at the year as a whole, we see that there were 46 homes in total that sold during 2016. This is down 8% from 2015 when 50 units traded hands.
The number of homes sold is, of course, dependent entirely on how many homeowners put their homes up for sale. Perhaps, Springhurst homeowners are more than content to stay put.
The average Days on Market for the 4th quarter was just 50 days so when homes are available they’re selling pretty fast.

Springhurst Home Values
The average sales price in the Springhurst neighborhood was $344,875 during 4Q 2016. This is a 7.5% increase from the same period last year.
Keep in mind that this is a very small sample size. Springhurst has a good number of less expensive, patio homes and condos. If more of those are the ones that sell then the average comes down.
